When a holiday let owner calls us, the conversation is different from a homeowner buying a garden tub. You are not just choosing a product. You are setting up a system: the tub, the water care, the guest management, the compliance, and the ongoing support. Get any part of that wrong and you have a problem mid-season with guests arriving.

That is why we built a dedicated holiday let package. One point of contact for everything, from the site survey to the annual service.

The Site Survey

Before we recommend a tub, we visit your property. Free of charge, no obligation. We look at:

The base

A full hot tub weighs around 1,500kg. It needs a firm, flat, level surface that can handle that weight permanently. We assess what you have and advise on what you need. Sometimes the existing patio is fine. Sometimes you need a concrete pad or reinforced decking. We will tell you honestly.

Access

Can the tub physically get to where you want it? Through a gate, down a path, round a corner? If access is tight, we have solutions. Alex and the team have manoeuvred tubs through some remarkably tight spaces across Hampshire. If a crane is needed, we arrange it.

Drainage

You will be draining the tub between guest groups. Where does the water go? We check drainage options and make sure you have a safe, practical route for regular water changes.

Electrics

Both the ReefSpa Coral and Ocean run on a standard 13A plug. No electrician needed. We check that you have a suitable outdoor socket within reach, with RCD protection. If not, we advise on what is needed.

Positioning

Privacy from neighbours, noise considerations, wind exposure, lighting, and the view from the tub. For a holiday let, we also think about the guest journey: can they walk to the tub safely in bare feet, in the dark, on a wet surface?

Tub Recommendation

We match the tub to the property. The key factors are:

  • Guest capacity: a property sleeping four needs at least a four-seater. A property sleeping six needs a six-seater. BISHTA recommends matching tub capacity to property capacity.
  • Space available: the Coral has a smaller footprint than the Ocean. If space is tight, the Coral fits where larger tubs do not.
  • Budget: the Coral starts at £5,995 and the Ocean at £6,495. Both are commercial-grade. We will not recommend something outside your budget, and we will not push you toward the more expensive model if the smaller one is the right fit.

Professional Installation

Our team delivers and positions the tub. We connect it, fill it, commission it, and run through the full start-up sequence. We do not leave until the water is heating, the chemicals are dosed, and everything is running correctly.

Installation typically takes half a day. We handle the heavy lifting, the positioning, and the initial commissioning. You do not need to organise separate contractors.

The HSG282 Compliance Pack

This is where we are different from most dealers. Every holiday let installation includes:

Risk assessment template

A written document identifying the risks associated with your hot tub and the measures you take to manage them. We provide the template. You review it, adapt it to your property, and keep it on file. Your insurer will want to see this.

Written operating procedures

Step-by-step instructions for daily testing, changeover procedures, emergency actions (what to do if water quality fails, if there is a faecal incident, if a guest reports illness). Clear, practical, written for real people.

Guest safety signage

Laminated, waterproof signs for display near the tub. Maximum bathers, temperature limits, no glass, shower before use, supervise children. Professional, clear, and durable enough to survive a season outdoors.

Water testing kit

Reagents and test strips for twice-daily pH and disinfectant checks. We show you (or your cleaner) how to use them. It takes two minutes.

Log templates

Printed sheets for daily readings and changeover records, plus digital versions if you prefer to keep records electronically. HSG282 requires that you keep monitoring records for at least five years.

Starter chemical pack

Everything you need for the first few weeks of operation: sanitiser, pH adjusters, shock treatment, and test reagents.

Training

We walk you through the changeover routine, the daily testing procedure, and the chemical dosing. If your property manager or cleaner will be handling the day-to-day water care, we are happy to train them directly. The routine is simple once you have done it twice.

Ongoing Service

Service contracts

We offer annual service contracts that cover a full system check, filter replacement, component inspection, and water quality assessment. Having a documented service history strengthens your insurance position and keeps the tub running reliably.

Priority callout

Holiday let customers get priority callout. If your tub breaks down on a Friday with guests arriving, that is exactly the kind of call we handle. We understand that a broken hot tub in a holiday let is not just an inconvenience. It is a booking issue, a refund issue, and a review issue.

Winterisation

If your property closes for winter, we drain, clean, and winterise the tub so it is protected from frost damage. In spring, we recommission it: refill, dose, test, and confirm everything is running before your first guests arrive.

Chemicals and Supplies

We supply ongoing chemicals, replacement filters, and water testing reagents. You can order by phone or pick them up from our showroom at Mount Folly Nurseries. No need to guess which products are compatible with your tub.

What This Costs

The tub itself: from £5,995 (Coral) or £6,495 (Ocean). Installation, delivery, and the full compliance pack are included. Service contracts and ongoing chemicals are additional but modest. We will give you a clear, written quote with no hidden costs before you commit to anything.
